One vendor, five trades
Everything a commercial building needs, on one contract
Elevators, HVAC, electrical, painting and an onsite technician. Cleaning, day porters, glass and pressure washing. Grounds, irrigation and parking lot striping. Build-outs and concrete. Temporary labor.
Most property managers hold those as separate contracts with separate insurance certificates and separate invoices. The argument for consolidating is not a cheaper hourly rate, it is that nobody spends forty minutes deciding whose problem something is.
Div 01 · General RequirementsBuilding Maintenance
A commercial building fails in small pieces. A condenser short-cycles in July, a panel trips on the third floor, an elevator sits down on a Friday afternoon, and every one of those is a different phone number, a different COI, a different invoice.
5 scopes of work
Div 01 · General RequirementsJanitorial
Cleaning is the only vendor in the building whose failure every single occupant notices personally, on the same morning, in the same restroom. It is also the contract most often awarded on price per square foot alone.
6 scopes of work
Div 32 · Exterior ImprovementsGrounds Keeping
The grounds are the first thing a prospective tenant sees and the last thing anyone budgets for. On the Gulf Coast they also grow twelve months a year, which means a skipped cycle is visible within about ten days.
3 scopes of work
Div 01 · General RequirementsConstruction
Most commercial construction on an occupied property is not a project, it is an interruption. The building has to keep operating, tenants have to keep working, and the schedule is judged on how little anyone noticed.

Div 01 · General RequirementsStaffing Services
Headcount is the hardest thing to flex. Volume moves, a project lands, someone leaves, and the gap between needing a person and having one is measured in weeks you do not have.

Not sure what needs scoping?
Most buildings do not start with a service line, they start with a problem. Describe the building and what is not getting done.

1 contract, 1 COI, 1 invoice — against 10 of each.
Consolidation does not lower the hourly rate and it is worth saying so plainly. A specialist is usually cheaper per hour. What it removes is the coordination: 10 certificates to track, 10 escalation paths, and the conversation about whose scope a problem falls into.
That count is the conservative reading. It assumes your janitorial contractor also handles pressure washing, post-construction and job-site clean-up, and that one paving contractor covers both striping and flatwork. Where that is not true, the real number is higher than 10.

Who we work for
These eight ran on the previous website as a wall of images with empty alt text and no names anywhere in the copy. Municipal, aviation, transit and Fortune 50 proof, invisible to every crawler and every screen reader.
Case studies with scope, duration and outcome are in progress and will be published with each client’s written consent rather than before it.
Our work
The trades, on the job
Captioned by the work rather than by a location. Every project on the legacy reel was tagged Las Vegas, Nevada on a company selling to Houston property managers, and no location is claimed on any of these until Houston photography exists.
Building types
A medical office and a distribution center are not the same building
They can price identically per square foot and need completely different work. Restroom count, floor type, occupancy density, access requirements and compliance obligations move the scope more than size does.

Healthcare
In a medical building the cleaning contract is an infection control document.

Manufacturing & Industrial
A plant does not stop for a vendor.

Schools & Education
A campus has about ten weeks a year when real work can happen and forty weeks when the building is full of children.

Office Buildings
In an office building the facility budget and the leasing outcome are the same conversation held by two different people.

Retail & Shopping Centers
A shopping center is judged in the parking lot.

Multifamily
In multifamily the customer lives on the property and sees it every day.

Warehouse & Distribution
A distribution building is mostly floor, dock and lighting, and all three degrade under traffic that never stops.
Client proofGovernment & Municipal
Public buildings are procured, not bought.
Client proofAviation & Transit
Transit and aviation facilities never close and they are judged by the public continuously.

Senior Living
In senior living the building is somebody's home and the residents are present for every hour of every job.
The Holdings Group
One of three operating companies
This matters in one concrete way. FSG sells elevator maintenance, and Prime Elevator Corp is the sister company that performs it. The work stays inside the group instead of being brokered to a subcontractor you have never met.
Prime Elevator Corp
Elevator and escalator installation, modernization and maintenance.
FSG sells elevator maintenance. Prime is the sister company that performs it.
A1 Mobil Fleet Wash
Mobile fleet washing, pressure washing and detailing.
Shared pressure-washing capability across both books of business.

Resources
Written for the person drafting the solicitation
These sell nothing. A property manager writing an RFP has budget, authority and a date, and the useful thing to hand that person is not a brochure.

Questions we actually get asked
What does Facility Service Group actually do?
Five trades under one contract: building maintenance, janitorial, grounds keeping, construction and staffing. Most commercial buildings source those from 10 separate vendors with 10 certificates of insurance and 10 invoices.
What areas do you serve?
Houston and a Houston to Dallas corridor, covering 496 incorporated cities and census-designated places across 44 counties. Headquarters is 12707 North Freeway, Houston, TX 77060.
Do I have to take all five services?
No. Most buildings start with one or two recurring lines, usually janitorial or grounds, and add the reactive trades as their existing contracts expire.
Can you take over from our current vendors?
Yes. Transitions normally run trade by trade rather than all at once, sequenced against your notice periods, with a documented baseline walk before anything changes hands.
Are you the same company as Facility Solutions Group in Austin?
No. Facility Solutions Group, Inc. is a national electrical and lighting contractor headquartered in Austin with more than 3,000 employees. Facility Service Group is a Houston commercial facility management company and an operating company of The Holdings Group. The two are unrelated.

That was the best line on the old website and it sat halfway down the homepage under a generic button. Tell us what building you are running and what is not getting done.
